A HVAC system is great, but only if it works efficiently. Not only do they cost a lot of money to take care of, but they can also make a living area an uncomfortable one. Here are some suggestions to help you maintain your unit.
Always make sure you are up-to-date about your HVAC unit. Learn the brand, model, and if you have it, the maintenance history. This will help you give the new contractor the necessary information.
If your HVAC doesn't seem to be working properly, check things out yourself prior to calling in a technician. Make a list of the rooms which are comfortable and which just aren't. This gives the repairer a starting point to work from.
Clean the fan blades and coils prior to summertime. Always shut off all power to your unit for any work beyond superficial cleaning. Also, make sure you remove any debris or leaves from the condenser unit outside.
Make sure that you regularly clean debris that might build up on external condenser units. After a wind or rain storm things may pile up, causing problems with your system. It may begin to overheat, causing massive damage.
Do not allow grass clippings to cover the outdoor unit of your HVAC system. Make sure the grass does not get in your unit. This also applies when you blow leaves, so be very careful near your exterior HVAC units when you move debris.
The HVAC unit in your home can become damaged from falling leaves. Clean the fan grill often when leaves are falling. The air needs to be unobstructed into the fan, and any blockages create performance issues for the whole system.
Check to determine if the fan condenser on your HVAC system is equipped with oil ports, and if it is, be sure to lubricate every year. Such ports tend to have coverings made of rubber or metal. Use SAE 20 oil that is non-detergent and lightweight, and put 10 drops or fewer in each port, but make sure to avoid overfilling them.
Put your outdoor unit in places with shade. This will help ensure that the AC is pulling in cooler air, reducing the amount of work it has to do and saving you money.
In order to keep energy costs down, make sure heating and cooling systems are services at least once per year. During the visit, the contractor will oil parts, inspect the motor and the freon levels. These repairs will keep your HVAC system running smoothly.
Don't let your home get too hot. Air conditioners really can only cool a home down about 20 degrees Fahrenheit within a reasonable amount of time. The temperature will only reduce to about 80 if your home heats up to 100 degrees. Depending on what the humidity is, this may not be cool enough to be a safe temperature to sleep at when recovering from the harsh summer heat.
Your home's HVAC system is critical to providing a comfortable environment in your home. If it isn't, you will often be too hot or too cold in your living space. Do not let this happen by using these tips to have a properly working HVAC.
