An HVAC system that's good will be a welcome addition to any home, but ones that don't work well can cause trouble. If they break, they are very costly to get up and running again. Therefore, it is important to know how to maintain your system, and what to do if you need to replace or repair it.
If your HVAC doesn't seem to be working properly, check things out yourself prior to calling in a technician. While you are walking through the house, gauge which rooms are the coolest and which are the warmest. The contractor can probably figure out and fix the problem easier.
Clean the coils of your condenser fan each month. Make sure your power is off before doing more than cleaning, such as working on the unit. In addition, always remove all debris such as leaves from the outside condenser unit.
Make certain that you clean your condenser when the weather begins to warm. First, the power should be turned off so things don't move as you work. Then you need to get the grill popped off and get the blades out so you can clean them and your unit gently.
Try to prevent debris from getting in your HVAC unit. Frequently clean the fan grill when trees are shedding leaves. An obstruction, such as a leaf, prevents the maximum amount of cool air from entering the system.
If your fan condenser has oil ports, you must lubricate it once per year. You will see rubber or metal caps covering the ports. Choose an oil graded SAE 20, it is non-detergent and lightweight. Place about 10 drops into each of the ports, taking care that it does not overfill.
Have the HVAC system checked twice a year at the least. Ideally, you should have it looked at in the spring and fall so you know everything is set for the hot and cold months. Even if you don't notice anything wrong, you can check it out to figure out what the potential issues are.
Turn off any outdoor condensers you have when the weather gets cold. If the outside temp is under 60 degrees, turn the unit off to prevent damage. This will help keep it in good condition for many years.
