Heating and cooling are certainly essential to any home. A well-maintained HVAC system is a must. Without taking care of the HVAC system, you will be uncomfortable while you wait for an expensive repair. The following advice will help you keep your HVAC in great shape.
If you are having issues with your HVAC, do a tour of your house before you call in help. Make a list of the temperatures in each room and whether they are hot or cold. This can help contractors quickly figure out the issue and how to fix it easily and quickly.
Clean the fan blades and coils prior to summertime. Always shut off all power to your unit for any work beyond superficial cleaning. Remove leaves and debris from the condenser outside.
If you have units that are condensers outside of the home, keep them free of debris. Particularly after bad weather, you should inspect your unit. It will damage the system by overheating.

If your fan condenser has oil ports, you must lubricate it once per year. Most of these ports have some sort of protective cap covering them. Put 10 drops of lightweight, non-detergent SAE oil in each port. Be careful not to use too much.
For maximum efficiency, place outdoor units in a shady spot. Your air conditioner won't have to work so hard if the air is sucks in is already cool.
